Property registration is governed by the Registration Act 1908 and the Tamil Nadu Stamp Act.

Step 1 โ€” Verify Title

Obtain an Encumbrance Certificate from the Sub-Registrar's Office.

Step 2 โ€” Prepare Sale Deed

The sale deed must be drafted by a qualified advocate.

Step 3 โ€” Stamp Duty

Stamp duty in Tamil Nadu is 7% of guideline value. Registration charges are 1%.

Step 4 โ€” Register

Book via TNREGINET portal. Both buyer and seller must attend.
